Take Action

The residents of Tuscany Park in Mineola, TX (Wood County) along with Lake Brenda and surrounding businesses petitioned our government officials to take action that will make travel along Highway 37 safer. Over 100 signatures were received.

On March 21, 2024 we received an email from Vernon Webb that the turn lane project, addressing both the Tuscany Park and Lake Brenda entrances has been funded for a January 2027 letting. Work would begin in March or April.

On Sept. 27, 2024 we received an email from Vernon Webb that we have a left turn lane funded and scheduled to let in August 2025. The project will extend the continuous left turn lane from LP 564 to CR 2460 (Rose Hill Rd). The current surveying is most likely related to this project. Work should begin next October.

ACC Nominations

• Dudley Calhoun, James Scarber, and Kacy Williams were nominated and approved by the Board on 8/27/2024.

Road Improvement

• All Tuscany Park roads were paved with new asphalt 8/27/2024.

Dam/Lake Issues

• O&M Plan needs drafting - in progress

• The EAP draft needs finalization - copy received and in progress

• Dam Inspection 3/28/2024 - Initial verbal report stated Dam was found in overall good condition which is the best rating by the TCEQ. Written report may take until November 2024 to be received.

• Dilapidated Dock - dock was removed by volunteers 6/15/2024.

• Water Use Permit - Surface Water Rights Change of Ownership was completed 9/12/2024. This means that water in our lake belongs to the State of Texas and the Sabine River Authority. No water can be removed from our lake without the possibility of stiff fines from TCEQ. This includes watering lawns. The Water Usage report is due March 1st of every year. If this report is not completed by the HOA and received by March 1st, TCEQ imposes a fine of $100 per day.

Guard Rails

• Work has been postponed by the Board until after the TCEQ written inspection is received. We want to make sure installing a guard rail does not interfere with having to place Rip Rap if recommended by the TCEQ.

Finalize 2024 Budget

• Budget was approved April 13, 2024 in an Open Board Meeting and dues of $240.00 per lot per year were established.

D&O and Liability Insurance

• Board renewed insurance 6/3/2024 with Providential Insurance in Quitman.

Board Meetings

• The last Open Board Meeting was held at Logan's Place Tuesday, October 29, 2024. Subsequent meetings when determined will be announced via email and dates, times and location will be posted to the website.

Fence Repair & Stone Entrance to Tuscany Park

• Repair work on the fence has been completed by volunteers.

• Wood has been painted, the lights replaced, and flower beds cleaned up.

Mailbox

• Board voted to move the physical address of the TPHOA to the U.S. Post Office..
